Booking & Payment Policy

Please Note: All reservation requests are subject to confirmation.

Children above the age of 17 are charged full rate.

All guests need to book and pay for the accommodation – including small babies.

A deposit of 25% of the total is required to secure your reservation. The balance is payable upon arrival.

Minimum Stay:
Allanvilla: 4 night bookings July and Christmas School Holidays, and February, otherwise 2 nights for the rest of the year.
Sawdon Old Homestead: 4 night bookings July and Christmas School Holidays, and February, otherwise 2 nights for the rest of the year.
Shearing Farm Cottage: 4 nights between 11 Oct 2019 and 30 Sep 2020

Tariff includes the New Zealand Goods and Services Tax of 15%

Cancellation Policy

Cancellation within 90 days of arrival date: 25% forfeit of the total booking price.


Unless agreed otherwise, check in is after 3pm. And check out is by 10am.


Please inform us of any additional guests prior to check in (including all children). We will amend your tariff accordingly. PLEASE NOTE: Failure to inform us of additional guests or children after you have checked in will result in a penalty charge and we reserve the right to terminate your booking without refund.


Strictly not pets at all three properties.


Our homes are cleaned by our family, and all linen dried in clean green Mackenzie air, on my own clothes line. We use winter fluffy sheets, and fresh crisp linen for the summer.

On the day of departure please ensure that you wash, dry and put away your dishes leaving the kitchen clean and tidy.

Please separate all rubbish into the bins provided for recycling, instructions can be found in each house.

All beds used are to be stripped and linen and towels to be placed in the laundry area.

Guests may incur a cleaning surcharge of between $50-$150 if the house is left in an excessively untidy state. This includes evidence of pets or smoking in the house. You are liable for any damage to the property (including all contents) incurred during your stay, whether you or your invitees directly or indirectly cause it. You must report any damage immediately, including any spills on any part or the Property. Any costs incurred will be debited to your credit card and you will be advised of the details of the charges by email within 3 days of the debit.


Any BBQ used by tenant is required to be cleaned properly prior to departure. BBQ’s are inspected after every tenant and if you fail to clean the BBQ after using it, you will be charged a $30 cleaning fee.

Smoking and Drugs:

Smoking and Drugs are prohibited in all our houses.


You will indemnify Sawdon Accommodation for any claims, damages, penalties and losses (including its contents) in relation to any breach of this agreement by you.
